The project is aimed at the rehabilitation of a building located on Rua Garrett, in Chiado, in Lisbon. The building is spread over 8 floors above ground (with an overgrown floor and water theft). It also contains an existing basement.

It is an income building, built at a later time during the Pombaline campaign. On the ground floor, attic, right part of floor 1 and basement, the use is commercial. The upper floors are residential.

From the moment Rockbuilding joined the project as a “Project Manager”, it integrated the following services:

  • Cost management and control;
  • Procurement and contract management;
  • Coordination of designers;
  • Licensing coordination;
  • Contract management and oversight.

The intervention also encompasses a built volume, currently attached to the rear of the main building, to the south, which is spread over three floors, starting at an altitude higher than that of the main building. This volume belonged to the building on the corner of Rua Anchieta (where the “Bertrand” Bookstore operates), from which it was highlighted in 2013, maintaining the right of passage through the interior of building No. 31 on Rua Anchieta. This is the only easement that currently exists, and which will cease to exist, and the proposal must consider access to this body through the main building.

It was built in 1787 and, since its inception, it contains a “ladder shop”, founded at the end of the century. XIX under the designation “Le Petit Jardin”.

The second store with history is the former “Óptica do Chiado”, designed in 1964 by the architect Fernando Silva, in the same place where “Óptica Ramos e Silva” existed since 1888, now called “André Óptica”.

Both of the historic stores in the building are listed in the Municipal Heritage Charter. In addition to these two occupations, which will be maintained, all other fractions are vacant, with the exception of the fraction corresponding to the 5th floor left, whose tenant will remain. This area is also outside the scope of intervention of this proposal.
